What's probably wrong with yours
Cracked or broken glass
A rock from the mower, or a crack that crept across the pane during a cold snap. Whatever did it, the fix is usually new glass cut for your opening and set in the existing frame, single pane or double.
Foggy double-pane windows
Fog trapped between the panes means the seal on the insulated unit has failed, and the cure is a new sealed unit in the same frame; we wrote up how we diagnose it in our foggy windows guide.
Door and patio door glass
Entry doors, French doors, and sliding patio doors all carry tempered safety glass, and we replace it with the door hanging right where it is, so it latches and locks the same as before.
Full window replacement
When the frame itself has quit, rot in the sill, a sash racked out of square, hardware past saving, we'll say so and quote a complete new window instead of new glass in a frame that's done.
While the glass is out anyway
A broken pane is a fair moment to upgrade. If part of the house still has single-pane glass, swapping the broken one for an insulated unit takes the same visit, and the room behind it holds heat noticeably better through a wet Portland winter. Low-e coatings are worth asking about too; they cut heat loss without changing the way the window looks.

The questions that come up on window calls
Do I need a whole new window, or just new glass?
Most of the time, new glass in your existing frame is the whole job, and it's the quicker and less expensive route. We only point people toward full replacement when the frame itself has failed, and if that's what we find, you'll hear it at the estimate before anything gets ordered.
Is a cracked window urgent if it's still in one piece?
It isn't an emergency, but it isn't stable either. A cracked pane has lost most of its strength, and temperature swings keep working on the crack, so the smart move is getting it measured and on the calendar before it decides for you.
What changes the price?
Glass type does most of the deciding: an insulated double-pane unit runs above a single pane, tempered above standard, and size scales everything. Access plays in too, since a second-story window takes more setup than one off the patio. The free estimate turns all of that into one written number.
Can you replace glass in old wood windows?
Yes. Portland is full of older houses with wood-sash windows worth keeping, and the glass can be renewed without losing the window. It's slower, more careful work than a vinyl pane swap, and we'll walk you through what yours needs at the estimate.
How fast can you replace the glass once I approve the quote?
That depends on what your window takes. Common single-pane glass can often be cut and set quickly, while insulated and tempered units are fabricated to order and follow the fabricator's lead time. We give you that lead time with the quote, so there's no mystery in the middle.
Will homeowners insurance cover it?
Sometimes, and the cause decides it. Storm damage and break-ins are usually covered while seals that failed from age usually aren't, and for a single window it's worth weighing the quote against your deductible before filing. Photograph the damage before cleanup either way; the written estimate works as documentation if you do file.
What if it breaks at night or on a weekend?
